Fernbrook Homes and Cityzen Development Group are pleased to sponsor a limited architectural design competition for the fourth phase of ABSOLUTE in Mississauga, Canada. With several buildings of the Absolute Residential Community already under construction, we are committed to the construction of a 50 story building or taller, in the fourth phase of the development within a short time frame and we want an architect with a fresh, creative and innovative vision at the helm.

The ABSOLUTE community is located at a prominent gateway intersection in Mississauga’s core, and because of its high profile location, this new tower should be an icon representing not only the immediate neighbourhood, but also the entire City Centre.

Through the competition we seek fresh and creative ideas, and ultimately, we wish to select an architect to fulfill our vision – an ensemble of high quality buildings that contribute to the ongoing evolution of the Mississauga City Centre, and the establishment of a vibrant and appealing residential neighbourhood.

Now, we want you to give us your absolute best. Complete the ‘puzzle’ with your unique design and make the master plan… ABSOLUTE.

Phase 1 – A Design Ideas Competition – to encourage extensive participation and creative exploration.
An opportunity for up and coming architects, designers, and urbanists in general, to explore the site, be creative and demonstrate their vision for the site.

The prize – 4 to 6 short-listed participants will be selected to compete in the second phase, and will receive a $15,000 honorarium to do so. 5 additional participants will receive an honourable mention, and 20 to 30 submissions will be presented at a series of public exhibits.

Phase 2 – A Limited Architectural Design Competition – to ensure excellence in the design of an iconic landmark building.
An invitation to compete will be extended to a select number of participants identified through the Design Ideas Competition. This is a much more rigorous process. Participants must include practicing architects (students, for example, must team up with a registered architect), and the submission requirements will be more detailed.

The prize – The real opportunity to design a landmark building that we are committed to build, with a design contract totalling $125,000.

The ABSOLUTE Development
In 2001, Fernbrook Homes and Cityzen Development Group joined forces and retained Burka Varacalli Architects to shape a plan for the site. Working in close consultation with the City of Mississauga and the local community, they created a vision for the 4.4 hectare (11 acre) site. The vision for the site includes five phases, a vision that was broadly endorsed and received final planning approval in 2002. In addition to the five towers and amenity space in the development, the site is framed by grade-related uses.

The project boasts a three level 2,800 m2 (30,000 ft2) amenity complex in the centre of the site which features an outdoor cascading pool, patio and fireplace, two swimming pools, extensive fitness facilities including squash courts and indoor running track, games room, media and theatre facilities as well as BBQ facilities. Outdoor amenity space is complemented by extensive landscaping.

Construction of the first phase is well underway and occupancy is anticipated for the summer of 2006. The first tower is 27 stories and consists of 286 suites with two levels of underground parking and a total gross floor area of 24,000 m2 (260,000 ft2).

As a result of the phenomenal sales success of phase one, the construction of the second building totalling 27,000 m2 (290,000 ft2) began in 2005 and is composed of 314 suites in a 31 storey building with 2 levels of underground parking. Occupancy for the second building is anticipated in fall 2006.

The third phase was released in March 2005 and has experienced brisk sales. Comprising 373 suites in a 35 storey, 29,000 m2 building, occupancy is slated for December 2007. The 2,800 m2 (30,000 ft2) amenity space will be constructed as part of this phase, as well as an additional 3 levels of underground parking.

Phases 1 through 3 consist of one bedrooms with den, two bedrooms, two bedroom lofts (town homes), and three bedroom units, which house a variety of household types from young singles, empty nesters to families. Suites enjoy standard 2.75 m (9 ft) ceilings, with penthouse suites benefiting from 3.05 m (10 ft) ceilings.

This competition, which focuses on the landmark building (phase 4) situated at the corner of Hurontario Street and Burnhamthorpe Road East, intends to excel the quality of design already achieved in the ABSOLUTE project.
